Kidder Mathews Releases Q4 2025 Report on Eastern Washington Apartment Market

Kidder Mathews has released its Q4 2025 Eastern Washington Apartment Market Dynamics report—offering an in-depth look at trends and the latest sales data across 20 counties including Spokane, Benton, Franklin, Chelan, and Yakima. “We’re finally seeing the return of consistent deal flow, and that’s giving both buyers and sellers a clearer view of where values stand,” said Frame. “For owners, this is the moment to assess operations and make adjustments that can drive better outcomes next year.”

Key insights from the study include:

  • Pickup in activity: After a slow Q2 featuring just seven sales—the lowest quarterly total since 2013—Q3 saw a significant rebound, recording 18 closed transactions in Eastern Washington.
  • Price per unit: While overall pricing remained strong at an average of $147K per unit, this was driven by continued demand and aggressive pricing for 1980s and newer assets. Properties built in the 1970s and earlier traded at an average of $103K per unit.
  • Operational performance: Buyers are placing greater weight on historical operating data. Clear, well-documented performance gives owners a stronger understanding of how their properties compare in today’s market.
  • Market momentum: The Simon | Anderson Multifamily Team has seen a noticeable pickup in activity since summer, with eight Eastern Washington sales and 21 statewide sales since August, a positive indicator of continued momentum into next year.
