This space had been sitting vacant for over two years with interior improvements that had not be updated since the late 80’s. Our team strategized with the ownership and developed a construction plan to modernize the space. Construction budget was a huge factor so we had to be smart with the changes we made to keep the cost down and create a favorable impact on the space.
After engaging the team, a lease was signed
Within two months of engagement with the team, we delivered a signed lease to the landlord. The owner’s original goal of obtaining an asking rate of $2.50/SF Full Service was exceeded by restructuring the lease to a NNN structure and obtaining a $3.25/SF NNN lease rate.Return to Team Page
