Simon | Anderson Multifamily Team Arranges Sale of SEDU Apartment Building in Seattle’s Capitol Hill Neighborhood

Posted In — News & Press | Press Releases

Vitality on Howell, a five-story modern apartment building located at 1420 E. Howell Street in Seattle’s Capitol Hill neighborhood, has sold. Jerrid Anderson, Jack Shephard, Matt Laird, and Matt Johnston of Kidder Mathews’ Simon | Anderson Multifamily Team represented the seller, a private investor and developer.

Constructed in 2016, Vitality on Howell consists of 57 Small Efficiency Dwelling Units (SEDU), averaging 297 square feet. Property amenities include secure fob entry, a resident lounge, fitness center, bike storage, and storage locker rentals.

SEDU units are compact, self-contained apartments that include a private bathroom, kitchen, and closet space within an efficient floor plan. Their smaller footprints provide an alternative to traditional studio and one-bedroom apartments while offering residents the privacy and functionality of an individual dwelling.

“Vitality on Howell represents the appeal of well-located, efficient housing in one of Seattle’s most established neighborhoods,” said Anderson. “With limited new multifamily supply in recent years, Capitol Hill continues to attract renters seeking convenient access to light rail, major employment centers, and a vibrant mix of neighborhood amenities.”

Capitol Hill is one of Seattle’s most established and vibrant neighborhoods, known for its eclectic dining, craft breweries, music venues, and boutiques. Its proximity to major employers and employment centers, including Amazon, Google, Meta, Nordstrom, and Seattle’s First Hill medical corridor, home to Swedish, Virginia Mason, and Harborview, supports strong renter demand.

The neighborhood also benefits from convenient light rail access, providing connections to Downtown Seattle and the University of Washington. With a diverse mix of employment, transportation, entertainment, and housing options, Capitol Hill remains one of Seattle’s prominent urban rental markets and an attractive location for multifamily investment.
