Ben & Jerry’s Signs Lease at Seattle’s Historic Pier 54 Along Revitalized Waterfront

Ben & Jerry’s has signed a lease for 1,252 square feet at Pier 54, located at 1001 Alaskan Way #105 in Seattle’s Waterfront District. The new full-service scoop shop will be operated by regional franchise owners Lance and Moria Blair, who also own Ben & Jerry’s locations in Seattle’s Green Lake neighborhood and Gig Harbor. They are also preparing to open another Seattle location at Thornton Place at Northgate.

Kidder Mathews Senior Vice President Kelly Gaddis represented Ben & Jerry’s in the transaction and represented the landlord, Pier 54, A.F. Gilmore Company, alongside Kidder Mathews First Vice President Jason Miller, and Senior Associate Mia Ponce.

The lease follows Ben & Jerry’s successful seasonal pop-up at the property last summer as Seattle’s revitalized waterfront continues to emerge as one of the city’s most active destinations for retail, dining, and tourism. Anchored by the newly completed Waterfront Park, the district now seamlessly connects Pike Place Market, the Seattle Aquarium, the ferry terminal, and downtown Seattle through a highly walkable public waterfront experience. Overlooking Elliott Bay, Pier 54 remains one of the city’s most recognizable waterfront properties and home to Seattle icons including Ivar’s Acres of Clams and Ye Olde Curiosity Shoppe.

According to Lance Blair, the historic character of Pier 54, the landlord’s commitment to enhancing the waterfront experience, and the success of Ben & Jerry’s seasonal pop-up last summer all contributed to the decision to establish a permanent location at the property. Ben & Jerry’s plans to return with another seasonal pop-up this summer ahead of the full shop opening.

The arrival of nationally recognized brands underscores continued demand for experiential retail and dining destinations tied to tourism, walkability, and public gathering spaces.

In addition to the Ben & Jerry’s lease, approximately 8,235 square feet of retail or restaurant space remains available at Pier 54.
