Bear Mountain Capital, a boutique wealth management firm, had outgrown its suite in the Westin Building. While the space had served them well, the building’s landlord- a data center-focused operator- was increasingly less interested in supporting long-term office tenants and it became clear a relocation was in order.

With a growing team and a desire for upgraded amenities, BMC re-engaged me to explore top-tier options in Seattle’s evolving office landscape. The goal: a new headquarters that reflected their brand, offered long-term flexibility, and didn’t carry an unreasonable price tag.

Action

After surveying the market, two standout Class A+ properties rose to the top: 5th & Madison and 1700 7th Avenue, the former Nordstrom headquarters. BMC ultimately selected 1700 7th Avenue, a heavily amenitized, building owned by Clise Properties- a local landlord with the financial strength to fund major tenant improvements.
We negotiated a turnkey build-out valued up to $200/SF, giving Bear Mountain full design control to create a custom, elevated office environment tailored to the firm’s growing needs. The lease was structured with ample upfront free rent to allow BMC to move prior to their Westin Building expiration date without paying any double rent. The deal came together quickly and without friction- exactly how high-performing businesses want to operate.

Results

Bear Mountain Capital leased a stunning, custom-built space on the 16th floor of 1700 7th Avenue, effectively doubling in size and securing a long-term home in a best-in-class building- without increasing their rental rate. Key outcomes include:

  • Turnkey build-out with up to $200/SF funded by the landlord
  • Access to premier building amenities, including a brand-new gym and locker rooms, expansive 10th floor amenity lounge with outdoor terrace, and wellness rooms and modern meeting spaces
