Situation

The vacant 20,000 SF parcel was adjacent to Redwood City’s downtown core designation and was located in an old retail center that had parking.

The team initially saw that there was a possibility to construct a building on the vacant parcel and lease it out to a tech user. With the major downturn in the economy in early 2003, it was realized that tech was not the way to go, and instead, the building should be developed as a medical building.

Result

In 2005, this building was co-designed, built, financed, CC&R’s amended, and fully leased by one of the partners.

The project was finished 2007-2008 and the new tenants consisted of a surgery center, an allergist, and a dentist to round out the mix of tenants for this building.
