Aaron Kraft has been an excellent real estate broker for me. He is honest, dependable and effective in representing me on selling, buying and leasing transactions
listed three challenging commercial condos with Aaron and his team in 2016. Although it was no easy task finding buyers, Aaron never gave up. His perseverance and attention made all the difference in securing buyers for each of these units.
We began working with Aaron in 2015 when our 30 employee company was packed into a 1,000 SF office in Kirkland. Our biggest challenge was that we were projecting significant growth over the next twelve months, but because of the stage of our company at the time, our immediate need to expand, and the uncertainty of what our headcount would be at in three to five years, our options were limited. Aaron was able to identify two properties that were agreeable to flexible lease terms and that were reflective of the type of environment that we wanted to work in. He was able to generate leverage and negotiate favorable business and lease terms. Within 36 days of meeting him, we were in our new 13,000 SF office.
Our company, Holospark, was formed from a studio that had just closed down. Consequently,we had a limited time to get operational and staff on payroll before we lost them to other companies. We found one promising space in a subpar location, but when that fell through, we were left in a lurch. We had scoured the listings ourselves, and had found very little and were growing increasingly worried.
We engaged Aaron to help us find the space. We talked to him about what our immediate needs were, and how we’d want a space that we could expand if necessary. With that in mind he went searching, and within three days had found a multitude of places that had not come up in our search, several which were reasonable, and one which was fantastic. He helped us through the negotiation, we got the lease, and shortly thereafter wound up expanding our space in the building.
We love our space, and we really appreciate Aaron finding it for us and helping us get in.
Aaron was able to provide me with comparable spaces on the market, analyze the cost of moving versus renewing, and worked with the landlord to obtain the terms on my ultimate renewal. This was at no out-of-pocket cost to me. I would highly recommend working with Aaron, using his skills and resources.
In early 2016, our previous landlord approached us directly to negotiate a new lease in anticipation for the upcoming expiration of our sublease. They understood that we were a growing tenant that wanted a gradual escalation to market rates and so we negotiated a deal that worked well for both parties. We thought we had the requirement wrapped up, so there was no need for a backup plan. With three months left on the sublease and the deal close to being done, the terms of the lease materially changed, which left us searching for answers.
As a tax and accounting firm, we require a dense private office build out, which we knew would take costly improvements. We engaged Aaron’s services at this point and he delivered three properties that met our locational, operational, and timing needs.
He generated leverage with all three of the properties very quickly and negotiated a below market deal, which will set us up well long term.
