Ben Garrett is a leading tenant representation broker based in Seattle, with 19 years of experience.

As a member of Kidder Mathews’ Tenant Advisory Group, Ben works on behalf of office tenants and is passionate about helping companies make excellent leasing decisions. He works with a diverse customer base including tech companies, professional service firms, healthcare providers and nonprofits.

In the wake of Covid-19, Ben is at the forefront of navigating the changing landscape of office use and trends. He helps clients adapt to this new workplace reality by working tirelessly to secure favorable lease terms that align business goals with attractive, efficient and flexible office spaces.

A lifelong Seattle area resident and a University of Washington graduate, Ben has a keen understanding of our region and is well connected and respected in the community. A big believer in the City of Seattle, he’s committed to actively contributing to its growth and vibrancy. He’s currently the President of the Board of Directors of The First Tee of Greater Seattle, a nonprofit dedicated to teaching kids life lessons and building character via the game of golf, a mission that is near and dear to Ben.

Seattle Office Market Update

Q3 2025

It remains a great time to be an office tenant signing a lease in Seattle. CBD vacancy is extremely elevated at 33.8% but is holding steady vs. Q2. The Flight to Quality trend is accelerating as RTO inches higher. Several Class A+ type buildings are outperforming the market, but it’s a dismal situation for many dated/less attractive buildings.
