Kidder Mathews has been retained to market the development opportunity for 178 for-sale townhomes at Village on the Green, a proposed 496-unit residential community located at 2600 Mar Vista Drive in Aptos, California. Senior Vice President James Viso and Vice President Bruce Matesso of the firm’s San Jose office are representing developer Swenson in the offering.
The approximately 11-acre townhome site is part of a larger 13.85-acre property formerly occupied by the Par 3 Golf Course. Swenson is under contract to acquire the property from its current owners, who are also represented by Viso and Matesso. The developer is advancing plans for a community consisting of 178 market-rate townhomes and 318 affordable apartments, with Swenson planning to retain and develop the affordable housing component. The townhome site is being marketed without an asking price.
The proposed townhomes would be distributed across 21 residential buildings, encompassing approximately 432,562 square feet. Plans call for three-story residences with private garages, pedestrian pathways, and select rooftop decks with potential ocean views. The development is located near Highway 1, approximately 1.6 miles from Seacliff State Beach and 1.4 miles from Aptos Village.
The property was previously designated for recreational and open-space uses before Santa Cruz County identified it for residential development through its Housing Element planning process. The site now has residential zoning and land-use entitlements in place, providing a path for a future homebuilder to advance construction plans and obtain the remaining permits and approvals.
“After more than eight years of working with the property owners and Santa Cruz County, it’s exciting to see this project come together,” said Viso. “Swenson’s creativity and commitment to working collaboratively with the County have been instrumental in reaching this milestone. We’re now looking forward to bringing in a homebuilder to help move the project toward construction.”
“The transformation of this property from recreational land to residential use demonstrates how California’s evolving housing policies are creating new development opportunities,” said Bruce Matesso, Vice President at Kidder Mathews. “In a coastal market where available land is increasingly scarce, the addition of 178 townhomes would represent a meaningful expansion of homeownership options.”
The development is also planned to include approximately five acres of landscaped and recreational open space, along with improvements to an existing wetland area.
“Our vision for Village on the Green is to create a community that responds to the housing needs of Santa Cruz County while respecting what makes Aptos such a special place to live,” said Mark Pilarczyk, President of Development at Swenson. “By combining market-rate homeownership opportunities with affordable rental housing, we can serve a broader range of residents while bringing new life to a property that has been underutilized for many years.”
