Kidder Mathews brokers Linda Lee, Scott Unger, and Bill Boyd have successfully represented Sharp Capital, a commercial real estate development and investment firm, in two leasing transactions that have brought 425 West Broadway in Glendale, California to 100% occupancy.
The team negotiated an 18,000-square-foot lease renewal with Acrisure, a financial technology and insurance company that has been a tenant in the building since 1999. The renewal covers the entire third floor.
In addition, Kidder Mathews secured a new lease with Metis Law Group for the building’s remaining available space, completing the lease-up of the 72,000-square-foot property.
425 West Broadway is a four-story Class A office building with convenient access to Interstate 5, State Route 134, and State Route 2. The property has a Walk Score of 91 and is located near a variety of retail and dining amenities, including Glendale Galleria and Americana at Brand, a mixed-use retail, dining, and entertainment destination.
“Sharp Capital’s proactive leasing strategy and nimble approach, combined with offering a premium office product at an affordable cost of occupancy, have enabled us to achieve a fully occupied asset,” said Unger. “425 West Broadway is the only fully leased building in its competitive set, which is a testament to the strength of this asset and its ownership.”
