Coeur Pilates, a boutique fitness concept rooted in tech-forward design and inclusive movement, has signed a long-term lease at Benton on Burke, a newly constructed retail property at 1901 N 45th Street in Seattle’s Wallingford neighborhood. The 1,843-square-foot studio marks the debut location for the brand.
Kidder Mathews Senior Vice President Kelly Gaddis and Senior Associate Mia Ponce represented Coeur founder Iva Matkovic in the transaction. Matkovic is a former tech professional with a master’s degree in user-centered design. Also a certified Pilates instructor, she brings a rare combination of technical expertise and hands-on instruction—an approach that informs every aspect of the studio experience. By blending movement science with design thinking, Coeur reimagines the traditional Pilates studio through a more modern, approachable lens.

The name “Coeur,” meaning “heart” in French, reflects the brand’s emphasis on connection, intention, and community. The studio is designed to remove common barriers to entry often associated with boutique fitness, offering a more supportive and personalized experience.
The Wallingford location was chosen for its distinctive neighborhood character, walkability, and natural alignment with the brand’s community-focused ethos. Located along North 45th Street, the property is surrounded by beloved local spots including Molly Moon’s Homemade Ice Cream, Atoma, Fuel Coffee, and Cedarhouse Flowers.
“There’s something special about Wallingford—it feels like one of Seattle’s best-kept secrets: vibrant, loyal, and deeply local, yet still evolving,” said Matkovic. “It’s exactly the kind of neighborhood where a concept like this can grow organically and become part of people’s everyday lives.”
The space itself, part of a new development by Rose Burke LLC, offered the opportunity for a tailored buildout in close collaboration with a local landlord—an important factor in bringing the Coeur vision to life. Coeur aims to expand beyond its first location with additional studios in the future.
