Kidder Mathews brokers Matt McLennan, SIOR, CCIM, and Peter Wooding successfully completed the sale of the 11,900-square-foot showroom, office, and service facility located at 1743 W Valley Hwy S in Auburn, Washington.
Constructed in 2014, the Class A property features approximately 5,982 square feet of showroom space, 2,184 square feet of shop area, and 3,734 square feet of office space, along with 24-foot clear height and three grade-level doors. The building sits on 2.76 acres with convenient access to SR-167, Highway 18, and Interstate 5. The property was previously leased to Indian Motorcycle, which vacated following broader operational challenges within the brand. Although the facility offered high-quality construction and a functional showroom-service configuration, limited parking created a narrower buyer profile and required a focused, strategic marketing approach.
Representing the seller, McLennan and Wooding repositioned the asset by targeting operators capable of maximizing the building’s unique showroom and service layout. The transaction ultimately resulted in a sale to West State Motorsport, which will utilize the property as an expansion of its regional operations.
