Onni Leases 50,836 SF to Frank D. Lanterman Regional Center at 611 North Brand in Glendale

In one of Glendale’s largest office leases of the year, Frank D. Lanterman Regional Center has signed a 10-year lease for 50,836 rentable square feet at the Onni Group’s 611 North Brand. The lease, valued at over $18.8 million, spans two full floors within the ±396,000-square-foot office tower.

Frank D. Lanterman Regional Center, a private nonprofit organization that operates under contract with California’s Department of Developmental Services, will relocate its executive and management offices from Los Angeles’ Mid-Wilshire district. The move consolidates much of the Center’s current office footprint into a single location with direct freeway access, expansive floor plates, and upgraded tenant amenities. The Center serves more than 9,000 children and adults—through its offsite locations—who have or are at risk for a developmental delay or disability, including those at high risk of parenting an infant with a disability.

Linda Lee, Bill Boyd, and Scott Unger of Kidder Mathews represented Onni Group in the transaction. Dennis Smith of Cresa represented the tenant. Kidder Mathews continues to hold the exclusive leasing assignment for 611 North Brand.

Positioned at the entrance to Glendale’s business district along the 134 freeway, the 611 North Brand building is one of the largest and most recognizable office buildings in the city. The property features some of the largest floor plates in the market and offers tenants standout amenities, including a dedicated tenant lounge and Glendale’s largest office building tenant-only athletic facility.

“The election of the Lanterman Regional Center to relocate its Mid-Wilshire office space to the 611 North Brand building is not only a great validation of the appeal of the Glendale amenities but also the building’s unequaled freeway access and tenant amenities,” said Linda Lee, Executive Vice President at Kidder Mathews.

Though occupancy costs in Glendale exceed those in Mid-Wilshire, the building’s efficiencies—accommodating the full requirement on just two floors—as well as its location, freeway access, and nearby amenities helped tip the balance.

The building is also home to WeWork, which occupies two floors that the co-working company has identified as one of its most successful and profitable locations.
