Kidder Mathews Selected to Oversee Leasing and Property Management of San Francisco’s Historic ±300K SF Flood Building

Posted In — News & Press | Press Releases

Kidder Mathews has been awarded leasing and property management for the Flood Building—a 12-story, ±300,000-square-foot landmark at 870 Market Street in the heart of San Francisco’s Union Square. The historic property includes 200,000 square feet of multi-tenant office space and 100,000 square feet of ground-floor retail.

Owned by the Flood family since its completion in 1904, the building is one of the few major downtown structures to survive the 1906 earthquake and fire. It underwent an extensive renovation in 1993 and today is home to a diverse mix of tenants from around the world, including professional service firms, nonprofits, and consulates. Located at the Powell Street cable car turnaround, with three sides of frontage, the property offers exceptional visibility and steady foot traffic in one of San Francisco’s most visited corridors.

“We are excited to partner with Kidder Mathews as we embark on the next chapter of the Flood Building,” said Karin Flood, President of Flood Corporation. “Just as the city has turned a corner on the road to downtown recovery, we are well positioned to bounce back—as we’ve done time and again in the boom-and-bust cycle that is San Francisco’s history.”

“We saw our meeting with the Flood family as an opportunity to introduce the full team—property management, brokerage, and executive leadership,” said Chairman and CEO Bill Frame, SIOR, CCIM. “Our approach to this meeting reflects the way we work: collaborating across business lines to support our clients and one another, win new assignments, and deliver on what we’ve promised.”

Kidder Mathews’ Lori Coleman, RPA will oversee management of the building, while Jim Walker, Scott Vix, CCIM, SIOR, Martin Melbardis, and Kate Schmitz will handle leasing of the office space.

“The Flood Building is a living part of San Francisco’s history, and the family has carried it forward with pride and purpose for more than 120 years,” said Coleman, Senior Vice President and Market Leader for Northern California. “That kind of long-term stewardship is rare and mirrors how we approach client relationships, many of which have lasted for decades.”

“Our leasing team is honored to be selected to represent the ‘Matriarch of Market Street,’” said Walker, Senior Vice President. “The Flood Building is a true San Francisco icon. It’s not just another address, it’s a destination. It has a presence and energy that draws people in, and our job is to match that with thoughtful leasing that supports both the market and the owners’ long-term goals.”
