Rally Pickleball Club, a new indoor pickleball facility, has signed a lease for 43,959 square feet of industrial space at 2703 C Street SW, Suite A1, in Auburn, Washington. Kidder Mathews’ Matt McLennan, SIOR, CCIM represented the tenant in the transaction.
Set to open this summer, Rally Pickleball Club (rallypbc.com) will feature league play, private court rentals, tournaments, events, and other community-focused pickleball programming.
As interest in indoor pickleball surges, many hopeful operators face challenges converting warehouse properties not originally designed for recreational use. “We hear from all kinds of groups who want to open indoor pickleball centers, but few understand the capital, compliance, and zoning challenges these conversions require,” said McLennan. “Our client had a solid investment team, a strong business plan, and the financial backing to make this happen—and we negotiated hard to make sure they got the deal they needed.”
The transaction required extensive coordination between landlord and tenant to address use classification, parking demands, and site adaptability. “This wasn’t your typical lease,” said McLennan. “It took creativity, collaboration, and tenacity on all sides. But we’re thrilled to have secured this space for a team that’s bringing real professionalism to the indoor pickleball market.”
The facility is located within the Auburn 18 Business Park, a redevelopment of a former U.S. General Services Administration site spanning 129 acres. Industrial Realty Group (IRG) acquired the property in 2022 and is transforming it into a 2.4 million-square-foot business park. The site benefits from strategic access to I-5, SR-167, SR-18, and dual rail service from BNSF and Union Pacific—making it one of the South Sound’s most dynamic industrial hubs.
The Rally Pickleball Club adds a new recreational offering to the area and reflects broader trends of adaptive reuse and community-focused activation within the industrial sector.
