Sunset Corporate Park is a 137,000 square foot class A office building that is situated west of the Hillsboro hops stadium. It is one the furthest west multi-tenant class A office assets in the Sunset Corridor.
CHALLENGE
The McFarland | Guernsey Team assisted the client in being an independent 3rd party providing information and assisting Kennedy Wilson in acquiring the property off market in early 2019. In 2019 to Q3 of 2024 the leasing team experienced 3 different asset management changes along with having the property being 70% leased. In addition to having a tired asset that had not been upgraded since Carr America built the building in 2001. The team assisted the landlord in a complete building remeasure with Stevenson and a full overhaul of all 3 buildings. The landlord has renovated the lobbies, all building restrooms, painted the buildings, land scaping, parking lot improvements and are currently delivering an outdoor tenant amenity.
BACKGROUND
In the last year Sunset Corporate Park has become one of the most active assets in the Sunset Corridor. The team completed leases with 45,514RSF with Planar, 12,500RSF with Omega Morgan, 8,500RSF Jones & Roth, 8,400RSF with Screen SPE, 5,100RSF with Westerwood Global, and 4,700RSF with Cascade Healthcare. The team was able to complete more leasing at market rates with no amenities (no conference room or tenant amenity center or walkable amenities) than any other project in the Sunset Corridor during this time.
