Challenge

The Kidder Mathews team identified 19 off-market parcels in South Tacoma owned by Texas-based BNSF Railway Company, the largest freight railroad network in North America. Previous potential buyers failed to overcome the property’s challenges, which included city approvals, environmental requirements, and zoning constraints.

Results

Kidder Mathews overcame these obstacles through strategic, creative negotiation that satisfied both the buyer and seller. Plans for the site, known as Bridge Point Tacoma 2MM, included 2.5M SF across four buildings and 20 acres of trailer parking and yard space. Kidder Mathews was retained for leasing and began pre-marketing seven months before closing, aligning with the year-long due diligence period.
