Kidder Mathews was engaged for an appraisal of an apartment project which was intended to incur partial takings for rail line electrification work. The acquisitions involved both fee and easement interests over vacant and improved portions of the complex. The original offer made by the condemnor was a fraction of the valuation supported by Kidder Mathews’ analysis, resulting in an initial redesign and ultimate abandonment of the project by the condemnor. At the end of the assignment, the client’s property was untouched by the taking.
