Rob S. Weck is a senior vice president in the Valuation Advisory Services group at Kidder Mathews. Mr. Weck has over 35 years of real estate and consulting experience focused namely on the Greater Sacramento Metropolitan area and the San Joaquin Valley. He provides his clients with a variety of assessment and consulting services, including real estate appraisal, expert witness testimony and litigation support; owner representation in property tax appeal cases. His breadth of experience extends across a variety of property types, including all types of seniors housing, tax-credit market studies and appraisals, industrial, office, retail, land and places of worship.
Rob received the MAI designation in 1993, has been licensed by the State of California as a general certified real estate appraiser since 1989, and is a licensed California real estate broker. ENGAGED by K. Hovnanian Homes for a tax appeal on a 530-acre master-plan located in the City of Rancho Cordova. In one year, the Sacramento County assessor had increased the property assessment from $7.9 million to $40 million. The analysis included an extensive discounted cash flow analysis demonstrating a present value considerably lower than the recent recomputed assessment.
Valued a 13-property portfolio of assisted living facilities for Real Estate Research Corporation. The properties were held in a partnership between the California State Teachers’ Retirement System (CalSTRs) and Vintage Senior Living. The portfolio included 10 luxury facilities in California and 3 in the state of Washington.
Instrumental in bringing Carefree Senior Living to the greater Sacramento area. Completed two transactions as a real estate broker with Ken Templeton, president and CEO of Carefree Senior Living out of Las Vegas, Nevada. Carefree purchased two sites locally, including a 30-acre parcel in North Natomas, where they constructed 500 units of age-restricted market rate units.
APPRAISED a proposed 35-unit cohousing development in the city of West Sacramento. The development was unique in the fact that 32 of the 35 units were purchased with a 20% non-refundable down payment prior to construction breaking ground. Cohousing is a community intentionally designed with ample common spaces surrounded by private homes or condominiums that provide collaborative spaces for its residents, including a common house with large kitchen and dining area, recreational areas, vegetable and flower gardens with like-minded individuals.
