Simon Mattox is a senior vice president at Kidder Mathews. Since starting his career in Commercial Real Estate in 2011, Simon has completed approximately $1 billion in investment sales transactions and advised on millions of square feet of retail leases.

Simon provides a unique, full-service (sales & leasing) partnership approach with his investors, developers, landlords, and tenant clients. An expert in both multi-tenant and single-tenant retail properties, Simon focuses exclusively on retail assets throughout California, with an emphasis on Southern California. Prior to joining Kidder Mathews, Simon Mattox was a co-leader of the SoCal Retail Investments Sales & Leasing Advisory team at CBRE based in the South Bay.

Drawing from his former experiences as an army officer/Black Hawk pilot, entrepreneur, and MBA graduate, Simon emphasizes integrity, service, creativity, and attention to detail as the cornerstones of every transaction. Simon’s unique path to commercial real estate and extensive transactional experience have made him a dynamic deal maker with substantial value-add abilities. In addition to his expertise in selling stabilized retail assets, Simon is widely recognized as a premier advisor to developers and investors engaged in retail reposition/redevelopment projects. He has personally facilitated numerous sales, overseeing every aspect from entitlement to construction, stabilizing obsolete properties with tenants such as 7-Eleven and Chick-fil-A, and creating millions in added value for his clients.

Simon is a proud alumnus of both Clemson and Pepperdine University. He has been a licensed real estate agent in multiple states, and has personally invested and advised others on real estate investing since 1995. Simon is a resident of Hermosa Beach, CA, and outside the office, he enjoys playing beach volleyball, studying nutrition, giving back to his local community as a Pepperdine Waves of Service leader, and spending time with his daughter Teagan.

Repositioning for Maximum Value

A new client owned an underperforming office building in Carson, CA that had sat vacant for years despite efforts from multiple brokers. He turned to us for guidance — whether to lease it or reposition the asset entirely. After a thorough analysis, we advised that the office building no longer represented its highest and best use. Within just three months, we secured a 20-year ground lease with Chick-fil-A, transforming the property’s trajectory. Originally valued at $5.5 million, the site was sold 18 months later for $9.2 million, delivering a remarkable return and validating the power of strategic repositioning.
 

Value-Add Development

Our team assisted a developer client in a 1031 exchange to acquire a 1.4-acre corner lot in Los Angeles County. During escrow, we negotiated and secured two high-profile deals: a build-to-suit agreement with Starbucks and a ground lease with Quick Quack Car Wash. These pre-development commitments significantly enhanced the site’s value and positioned the project for a lucrative exit just a few years later. It’s a textbook example of how early-stage deal structuring can unlock long-term upside.

Exchange Optimization & Income Turnaround

A client approached us with a challenging inherited property near Slauson Blvd and Crenshaw Blvd in Los Angeles. The site was burdened by two small retail tenants paying below-market rents, coupled with rising property taxes and operating expenses — resulting in negative cash flow. Our analysis revealed the parcel’s highest and best use as an affordable housing development. Despite a long-term lease encumbrance, we successfully negotiated an early termination and brought in a qualified affordable housing developer. We then guided the client through a 1031 exchange into a single-tenant net-leased investment with a credit-rated tenant on a long-term lease, generating a stable $10,000/month net cash flow. From loss to legacy — this was a complete financial turnaround.
