Mr. Martinez is a vice president in the Valuation Advisory Services group at Kidder Mathews, based in the Pleasanton office and generally serves clients in the Sacramento Metropolitan area and San Francisco Bay area, however he has completed assignments in 24 different states. Mr. Martinez has been appraising since 2005 and is a Candidate for Designation with the Appraisal Institute. Prior to appraising he was a high school teacher. He has performed a broad range of valuation assignments including: retail properties; mixed-use developments; office buildings: medical, dental, surgery, and veterinary offices; industrial properties including distribution warehouses, flex, heavy industrial and call centers; single and multi-family residential; land: including riparian, levees, agricultural, subdivision developments, mitigation land, open space, and regional parks; partial interests including easements, and subterranean interests. He worked on litigation related valuations, estimates of fair market rent, partial interests, subdivision analysis and conservation easements. He has reviewed the impact of Phase I & II environmental reports, avigation easements, regularly used retrospective and prospective dates of value, and applied appropriate impact of development potential. He has testified in court and in deposition. In addition to estimating the market value of fee simple, leased fee, or leasehold interests, assignments have included rent and sale arbitrations; eminent domain; easement valuation; property tax assessment appeals; and appraisal review.
