Stephan Ktorza

Stephan Ktorza is a Senior Vice President at Kidder Mathews, specializing in industrial and retail investment sales, leasing, and tenant representation throughout Southern California. With more than 25 years of international real estate experience, he advises landlords, tenants, investors, and developers on strategic real estate solutions.

Originally from Paris, Stephan began his career with BNP Paribas Lease Group before joining Kaufman & Broad’s European division. He relocated to Los Angeles in 2004 and joined Heger Industrial, which later merged with Kidder Mathews.

A notable achievement in Stephan’s career was serving as the national master broker for Kids Empire, a national chain of large indoor playgrounds, where he led a network of 40 brokers and helped expand the company to more than 100 locations across 24 states. His expertise includes site selection, tenant representation, leasing, and national expansion strategies.

Stephan also has extensive experience in the industrial sector, representing owners, investors, and manufacturers and distributers in the acquisition, disposition, and leasing of warehouse, manufacturing, distribution, and showroom properties throughout Los Angeles County, including Downtown LA, Vernon, Commerce, Gardena, Montebello, and the City of Los Angeles.

Known for his relationship-driven approach and strong negotiation skills, Stephan is committed to helping clients maximize value and achieve their real estate objectives through thoughtful strategy and market expertise.
