The Hub at Willows: New 138,724 SF Manufacturing & Flex Development Coming to Redmond, WA

A new 138,724-square-foot manufacturing and flex development is planned for the heart of Redmond, Washington, bringing a next-generation industrial opportunity to one of the Eastside’s most supply-constrained markets. Located at 9900 Willows Road NE, The Hub at Willows is being developed by Steele Development. Leasing is led by Kidder Mathews Executive Vice President Zach Vall-Spinosa and Vice President Colton Teglovic, with delivery projected for Q3 2027.

Positioned on approximately nine acres, the project offers a rare opportunity for users to secure modern, close-in industrial space with build-to-suit flexibility and best-in-class specifications.

Designed to accommodate a range of advanced manufacturing, aerospace, and technology users, The Hub will feature an upgraded interior package, 30-foot clear heights, and heavy power capabilities, along with a significantly above market parking ratio. The building will include 18 dock-high loading doors, two grade-level doors, and the ability to secure a dedicated truck court—delivering the infrastructure required for efficient operations at scale. The project design team includes Ware Malcomb and Kimley-Horn.

Tenants will also have the option to incorporate custom office or mezzanine space, including the ability to add a second-story office component, allowing for tailored layouts that align with specific operational needs.

Strategically located minutes from downtown Redmond, the property offers direct access to SR 520 and I-405, as well as proximity to the new light rail transit center, providing connectivity across the Eastside and into Seattle. The site is also surrounded by a wide range of amenities, including retail, dining, and outdoor recreation, with direct access to the Sammamish River Trail system.
