AIDS Healthcare Foundation Acquires Warehouse/Distribution Facility in Carson, CA for $20 Million

Posted In — News & Press | Press Releases

The AIDS Healthcare Foundation has purchased a warehouse/distribution facility at 18421 South Main Street in Carson, California for $20,000,000. The seller, Shultz Properties, was represented by Kidder Mathews brokers Andrew Dilfer, SIOR, GLS; Luke Staubitz, SIOR; and Harvey Beesen, SIOR. The buyer was represented by Ram Rafiee at BRC Advisors.

Constructed in 2002, the freestanding, concrete tilt-up building measures 53,978 square feet and is situated on a 107,593-square-foot lot. The fully fenced and secured property includes a temperature-controlled warehouse, 4,200 square feet of office space, dock-high and grade-level loading, 24-foot minimum clear height, and 85 parking spaces. It is in a prime South Bay location with outstanding access to the 405, 110, and 91 freeways.

Based in Los Angeles, the AIDS Healthcare Foundation is a global nonprofit that provides cutting-edge medicine and advocacy to those in need, regardless of ability to pay. It is currently the largest provider of HIV medical care in the world.

“This is an exceptional property, and we are gratified to know that it will be utilized to sort and distribute life-saving medicines to pharmacies throughout the world,” said Dilfer.

“Industrial building sales in the South Bay of this size have been limited in 2023 given the instability in the debt markets, borrowing costs, and rising cap rates,” said Staubitz. “This successful closing demonstrates that some significant sales are crossing the goal line, even in the current climate.”
