The land is along the Interstate 10 corridor and Highway 111 — the entrance to Palm Springs, California. A preliminary site planning envisions 2.8-million-square-feet of warehouse distribution space, e-commerce, or an advanced manufacturing facility is proposed for the site. It is near the greater Inland Empire and coastal regions with excellent freeway visibility and immediate access to Interstate 10 via the Whitewater full interchange. The property currently offers access to utilities and possible rail service.
