Port of Everett has Purchased Kimberly-Clark Mill Property for $33M

The Port of Everett has purchased the 58.43-acre Kimberly-Clark mill property on the Everett waterfront in Everett, Washington, from Kimberly-Clark Worldwide, along with another Kimberly-Clark owned site north of the mill property. Kidder Mathews commercial real estate brokers, Dave Speers and Matt Henn, along with Eric Dienstbach of Binswanger, represented Kimberly-Clark in the transaction.

Kimberly-Clark, a worldwide consumer products manufacturer, closed the former pulp mill located on this site in 2012 and retained Kidder Mathews to market the property for sale. In July of this year, Kidder Mathews sold to the City of Everett the north portion of the property; therefore, this sale to the Port of Everett represents the remaining Kimberly-Clark Everett waterfront holdings.

The site includes a 360,000 square foot warehouse and has over 2,500 lineal feet of waterfront on the East Waterway, which opens to the Puget Sound south of the Kimberly-Clark property. The sale property is located between the Port of Everett terminal and Naval Station Everett, a federally secure maritime complex and major Snohomish County employer, with 2,900 employees.

Three-quarters of the property will be developed for maritime use, and the rest will be used for aquatic management and public access.

“The sale indicates the Port of Everett’s commitment to upgrading and expanding its operations and services,” said Speers.

“Today is a turning point for our working waterfront,” said Port of Everett CEO Lisa Lefeber. “With the acquisition of this property, we are substantially increasing the size of our international seaport, and have already begun to roll up our sleeves and get to work on bringing back family-wage jobs and expanded maritime commerce to the site. With Kimberly-Clark’s environmental cleanup of the site, which will begin early next year, our community will start to see activity and job creation on the site. This cleanup will create a clean slate to support maritime job growth for decades to come,” she said.
