Los Angeles, Calif. (November 5, 2018) – Kids Empire, a children’s indoor playground, has signed a
10-year lease for 10,485 square feet of retail space at Monrovia Landing from Warner Pacific Properties, a real estate investment and development company. Kidder Mathews commercial real estate brokers, Stephan Ktorza and Shelby Dopps, represented Kids Empire in the transaction. Warner Pacific Properties was represented by Jonathan Earsley from Springstead and Associates.
The leased space is located at 723 Huntington Drive in Monrovia, California. It is currently under construction. The landlord is raising the ceiling to accommodate Kids Empire’s playground equipment.
“This deal was put together very creatively. Kids Empire wanted to be in the center, and the back of the O’Reilly’s space was available, nobody would take it due to lack of visibility, and it was going to be dead space,” said Dopps. “Kids Empire is a destination so they can occupy the rear of these large boxes that other tenants don’t want,” she said.
“National landlords are becoming more receptive to entertainment use. They now call us to present their sites, knowing that entertainment tenants will bring more visitors to their shopping centers,” said Ktorza.
Kids Empire is expanding rapidly across the United States. This is their eighth location this year and their fifth location in California.
