Industrial property sells for $3M

SEATTLE – A Harbor Island warehouse property at 3419 11th Ave. S.W. has sold for $2.9 million, according to King County records.

The seller was an LLC associated with Hardware Specialty Co., which has owned and occupied the property for decades.

The buyer was Warehouse Innovations LLC, which is associated with a residential address in Bothell.

Evan Lugar of Kidder Mathews represented the seller. The property had been on the market for about three months. The deal was worth about $148 per square foot.

Developed in 1950 on a 31,800 square-foot property, the Hardware Specialty building has 20,200 square feet. Founded in 1947, the family-owned company supplies cables and other products to the marine industry.
